LEED-EB for MTV (& SL Green) at 1515 Broadway in Times Square

SL Green has started a $160 million capital improvement program at 1515 Broadway- home to MTV’s Times Square studios- which will upgrade the tower’s HVAC, lighting, and other building systems in pursuit a LEED-EB Silver rating from USGBC. Designed by architects Kohn Pedersen Fox, the renovation will also include the installation of a 42-foot high extension to the 54-story building’s street-level curtain wall, where pedestrians can peer into the MTV space and access the lobby of the Minskoff Theater. Steve Cuozzo quotes SL Green leasing chief Steve Durels as stating that the firm’s “goal is to give [the building] more street presence and more drama, especially as you look at its lower part.” SL Green purchased the 2 million-square foot tower back in 2002 for $480 million, and its green upgrades come in advance of the pending expiration of nearly 1 million square feet of the total 1.5 million in the building currently leased by Viacom.

Law Firm Pays $90 s/f at BXP’s -EB 7 Times Square

The law firm Hiscock & Barclay signed a four-year lease earlier this week for 12,500 square feet of space at Boston Properties’ 7 Times Square (Times Square Tower), which is currently seeking a LEED for Existing Buildings rating from USGBC. The firm is actually subleasing the space from another law firm- Brown Rudnick- and will pay approximately $90 per square foot. The 47-story, David Childs-designed Times Square Tower opened up back in 2004 without an anchor tenant after the Arthur Andersen implosion.

Steel on the Rise at SJP Properties’ 11 Times Square

A few weeks ago, Real Estate Weekly reported that SJP Properties was close to securing the French bank Natixis as an anchor tenant for its 40-story, 1.1 million-square-foot speculative 11 Times Square project at the corner of 42nd Street and 8th Avenue, which will seek a LEED Gold rating from USGBC. Yesterday, the developer announced (with some degree of fanfare) that it has started erection of the $1.1 billion building’s 7,000 tons of structural steel. In a prepared statement, SJP CFO David Welch said that “[t]he arrival and implementation of the steel phase will allow interior core and floor framing for the structure to take shape. We remain ahead of schedule and will deliver the building for tenant occupancy by late 2009.” Designed by FXFOWLE, the tower will feature a concrete core enclosing its elevator banks and utility risers, which allows tenant floors to remain column-free and insulates them from noise emanating from the concrete-enclosed mechanical rooms.
