Greening Ground Zero, “Stunning” Energy Savings at Times Tower, & Highrise Award for Hearst Tower

gbNYC selects green news items of note that were reported across the New York City area during the week of November 10, 2008, including additional efforts to green the World Trade Center redevelopment project, on top of LEED Gold ratings for each new tower, “stunning” energy savings at the New York Times Tower on Eighth Avenue (a green, but non-LEED-certified building), the 2008 International Highrise Award to the Hearst Tower, and positive news for green building generally even in light of the economic downturn.

Daredevil Scales Times Tower “In Honor” of World Environment Day

Unfurling a banner reading “global warming kills more people than a 9/11 every week,” daredevil climber Alain Robert ascended the 52-story New York Times Tower on 8th Avenue yesterday and was arrested upon reaching the top. Robert later claimed that he chose the tower for his climb because of its green features; the stunt was performed on the United Nations’ World Environment Day.

LEED-ND in Newburgh, TOD in Garden State, & Alternative Energy Overview for Developers

Historic Argonaut Building at 57th & Broadway to Undergo Green Renovation

On Tuesday, M1 Real Estate, a Monaco-based real estate developer, inked a 99-year leasehold on the 10-story Argonaut Building at West 57th Street and Broadway. The Argonaut is the firm’s first foray into the North American market, and a spokesperson for M1 called the property a “home run acquisition.” M1 is currently evaluating the merits of two other potential deals in New York. The Argonaut is across the street from heralded LEED Gold Hearst Tower, and M1 plans to seek an unspecified LEED rating in connection with its renovation of the property’s entire 175,000 square feet. The project’s most sustainable feature, of course, is the Argonaut’s age; it was initially built in 1909 and served as the headquarters for General Motors prior to Hearst, and the building’s name actually comes from that of GM’s holding real estate holding company.

SJP Properties’ LEED Silver 11 Times Square Moving Forward Through Tighter Market

In an article that appears in this week’s edition of Real Estate Weekly (but is not available online), Stephen Pozycki, head of New Jersey-based SJP Properties, discusses the state of the New York City commercial real estate market in light of the recent U.S. economic woes. SJP, as you may recall, is building the speculative, LEED Silver 11 Times Square at the corner of 42nd Street and 8th Avenue (just across the street from the New York Times Tower). Last fall, we discussed the project in the context of the subprime lending meltdown and what it might mean for green building generally. Pozycki told Real Estate Weekly that he expects the tower to be half-filled with tenants by summer and that “[t]here’s just not many of these new green buildings that are being built in the city.” He noted the lack of available space in new green towers from the Times, Hearst, Bank of America, and also pointed to Boston Properties’ plans for a LEED Gold building, targeted specifically for law firms, at West 55th Street.
