Time Warner Center Cops National Building of the Year Honors
Related’s Time Warner Center, which won BOMA’s regional competition for commercial office buildings greater than 1 million square feet back in the spring, has been named The Office Building of the Year (”TOBY”) for 2008-2009 by the Building Owners and Managers Association International in the 1 million-square-foot or greater category. The tower earned the honor at BOMA’s annual conference a couple of weeks ago in Denver and joins 13 other awardees in a number of building types. The international honor comes after the Time Warner Center won at both the local and regional level.

Related’s Time Warner Center Seeks -EB, Named 2008 BOMA Office Building of the Year
Back in late April, the Mid-Atlantic Conference of Building Owners and Managers Association named the Related Companies’ Time Warner Center in Columbus Circle its 2008 Office Building of the Year (for buildings larger than 1 million square feet). Related is currently seeking a LEED-EB rating for the 80-story, 2.8 million-square foot tower, which was completed back in 2004. In order to confer the award, BOMA ranked buildings on a scale of 1-80 based on categories that included environmental and energy management, emergency preparedness, and tenant relations.

1745 Broadway: Random House Earns Gotham’s Second LEED-EB Rating
Last week, Random House announced that its North American headquarters building at 1745 Broadway has earned New York City’s second LEED for Existing Buildings (LEED-EB) certification. To date, only the New York Mercantile Exchange in Battery Park City had formally received the award from USGBC. Random House was able to earn its rating in just nine months; the LEED-EB program requires a building to submit three months of performance data in order to participate and seek the designation. The project team at 1745 Broadway included AKF and LiRo, who both assisted Random House in turning their existing corporate building management strategy into a LEED-EB application.

Monday LEEDoff: Bank Inks Sublease at –EB Tower in Midtown
In addition to its 250 West 55th Street project that will aim for LEED Gold, Boston Properties is currently pursuing LEED for Existing Buildings (”LEED-EB”) certification for two of its Manhattan office buildings –Times Square Tower (1 Times Square) and 599 Lexington Avenue (between East 52nd and 53rd Streets). Designed by architect Edward Larrabee Barnes, Boston Properties built the 47-story 599 Lexington back in 1986. Last week, the real estate investment bank Savills Granite (formerly Granite Partners) subleased 18,000 square feet on 599 Lexington’s 36th floor, requiring additional office space after a recent merger with London-based property manager Savills.

Monday LEEDoff: AOL Opens New HQ at 770 Broadway
Last week, AOL officially opened its new corporate headquarters at 770 Broadway, relocating from its former base in Dulles, Virginia. The building, which dates from 1903 and was designed by Daniel Burnham (the Flatiron Building), occupies the entire block between East 8th and 9th Streets and is currently pursuing a LEED for Existing Buildings (”LEED-EB”) rating. AOL’s new space was designed by Mancini Duffy, and it too will seek LEED certification, presumably under the Commercial Interiors system, though specific details on those efforts are unavailable. Landmarked and owned by Vornado Realty Trust, 770 Broadway is the former site of the Wanamaker Department Store. The tower currently offers 165,000 square feet of retail space; tenants include Ann Taylor Loft, Kmart, and Bank of America. AOL’s lease is for 152,000 square feet over two floors at the 15-story tower until 2022.

Top Green Office Leases in Manhattan by Square Footage: 2007
The CoStar Group’s list of the top 50 Manhattan office leases that were finalized in 2007 appears in this week’s issue of Crain’s New York Business (though it isn’t available online). By our count, 9 of these 50 leases were inked for space in green office buildings. Importantly, 3 out of the top 10 leases (ranking 6 through 8, consecutively) were green. We’ve written about a number of these buildings before, and present each lease after the jump along with links to pertinent posts at gbNYC. We also set forth the tower’s certification status (if any), tenant, landlord, and total square footage of the deal.
