Principal Financial Group & M Moser Associates Earn LEED-CI at Vornado’s 888 Seventh Avenue

The Principal Financial Group recently earned an unspecified level of LEED for Commercial Interiors (”LEED-CI”) certification for its corporate headquarters space on the 25th floor of 888 Seventh Avenue in Midtown. Designed by M Moser Associates, the 19,800-square-foot office includes extensive natural daylighting, low-flow water fixtures, and other energy-efficient systems. The space was designed to achieve a 15 percent reduction in energy consumption through occupancy sensors and programmable, efficient HVAC units. The project team also included Synergy Construction, Inc. with LEED consultants OMNIBUILD, and only required seven months to complete. 888 Seventh Avenue, located on West 57th Street between Broadway and Seventh Avenue, includes 46 stories of office space, was built in 1969, and is owned by Vornado Realty Trust. Other major tenants include New Line Cinema and The Corcoran Group.

Holy Green: Trinity Real Estate’s LEED-CI Silver Offices by Mancini Duffy

Trinity Real Estate- which is currently developing the mixed-use, Brennan Beer Gorman-designed 330 Hudson Street to LEED Silver specifications- is the largest landlord in the Hudson Square submarket, where it has been converting industrial space into Class A commercial offices since 1983. The firm is the real estate arm of Trinity Church, the downtown Episcopal parish that currently enjoys a 93 percent occupancy rate for its portfolio. Trinity currently owns and operates six million square feet across eighteen buildings north of Canal Street and west of Sixth Avenue. Earlier this year, the firm opened its new 16,000-square-foot headquarters space at One Hudson Square (75 Varick Street), designed by architects Mancini Duffy to achieve a LEED for Commercial Interiors (”LEED-CI”) Silver rating.

American Apparel Bringing Green Retail to Hell’s Kitchen

As Racked reports that American Apparel is close to opening its twentieth store in New York City, we’ll note that the retailer’s Hell’s Kitchen outlet is currently in pursuit of an unspecified level of LEED for Commercial Interiors certification. The store at 610 9th Avenue will soon by joined by other iterations at 429 Broadway (Broadway and Howard) and 2103 Broadway (at 73rd Street). No word on whether the retailer’s 19 other New York City area outlets will also implement sustainable features or pursue a LEED rating. American Apparel was founded in 1997 and is based in Los Angeles. The company has implemented a number of sustainable initiatives at the corporate level.

NBBJ Earns Manhattan’s Ninth LEED-CI Rating at 2 Rector Street

Global architecture firm NBBJ recently earned a LEED Silver rating from USGBC for its new New York City offices at 2 Rector Street downtown. The space is the ninth in Manhattan to cop a LEED for Commercial Interiors rating, and joins a number of other design professional spaces that have earned the designation. Three of NBBJ’s five U.S. offices have now earned LEED certification; the firm’s offices downtown occupy 15,917 square feet across the 25th floor of the 80-year-old building. The firm spent over five months reconfiguring its space, and signed a 10-year lease that takes advantage of a number of tax incentives offered to businesses relocating to Lower Manhattan. NBBJ principal Timothy Johnson said that the firm “had to solve the puzzle of taking an 80-year-old building with older infrastructure and making it sustainable.”

Law Firm Purchases Manhattan’s “Original” Green Building for $70M

700 Broadway calls itself New York City’s “original” green building; the 10-story, 100,000-square-foot tower dates from 1891 and is the former home of the National Audubon Society, which purchased the building in 1989 while it was abandoned during a much seedier era in the Village. The organization sold the building in 2006 to the Lincoln Property Company for $53 million and (as we wrote about recently) moved earlier this year to the seventh floor of 225 Varick Street. The Audubon Society has outfitted that space with a number of green design features in pursuit of a LEED-CI Platinum rating from USGBC. Oddly enough, a local plaintiffs’ law firm that has likely made millions prosecuting claims arising out of exposure to decidedly non-green building materials such as asbestos and lead paint has purchased 770 Broadway for $70 million.

ML: COFRA Group, Perkins+Will Complete –CI Gold Office at 277 Park

Perkins+Will recently completed a 30,000-square-foot fit-out of Switzerland-based investment conglomerate COFRA Group’s offices on the 29th floor of 277 Park Avenue in Midtown. The project is seeking a LEED Gold rating from USGBC under the Commercial Interiors system and includes numerous green design features, ranging from locally-sourced wood paneling and water-efficient fixtures to recycled-content glass partitions designed to increase the penetration of natural light. The space also features LED lighting and recycled denim insulation.

Kimball Office Showroom Earns LEED-CI Certified Rating at 215 Park Avenue

Kimball Office has received New York City’s latest LEED for Commercial Interiors (”LEED-CI”) rating, copping the Certified designation from USGBC. Its 12,000-square-foot showroom at 215 Park Avenue South was designed in cooperation with TVS Interiors. The showroom officially opened back in January and features a number of sustainable design features ranging from 75 percent recycled construction debris to low-VOC, local, and recycled-content materials, low-flow plumbing, and energy-efficient appliances.

ML: BBG-BBGM to Seek Empire State Building’s First LEED (CI) Rating

Brennan Beer Gorman Architects / Brennan Beer Gorman Monk Interiors, designers of LEED Silver hopeful 330 Hudson Street, announced last week that it will move from 515 Madison Avenue into a new LEED Silver headquarters of its own. The firm will execute a green fit out of 32,000 square feet of space on the entire 25th floor of the Empire State Building under USGBC’s LEED for Commercial Interiors system. Green features will be replete throughout the space; BBG-BBGM has inked a 15-year lease for which terms were undisclosed.

Monday LEEDoff: BCUE Unveils Green Gowanus HQ

On Saturday, the Brooklyn Center for the Urban Environment held the grand opening of its new headquarters between Second and Third Avenues at 168 Seventh Street in Gowanus. The project is seeking Gold under USGBC’s LEED for Commercial Interiors rating system and consists of 18,000 square feet across two floors at was once a doll factory. For the past thirty years, BCUE has been creating programs for over 300 New York City public schools relating to sustainable urban environmental practices.

Green Depot Manhattan to Open at Bowery Landmark

Brooklyn-based green building materials and products supplier Green Depot announced yesterday that it will begin construction on a 3,000-square-foot Manhattan showroom at 222 Bowery, between Price and Spring Streets. Designed by architects Studio Mapos, the project should get underway on May 1 and will seek a LEED (presumably under Commercial Interiors) Gold or Platinum rating. The Queen Anne-style 222 Bowery was landmarked in 1998 and is currently a six-story loft co-op.

Monday LEEDoff: AOL Opens New HQ at 770 Broadway

Last week, AOL officially opened its new corporate headquarters at 770 Broadway, relocating from its former base in Dulles, Virginia. The building, which dates from 1903 and was designed by Daniel Burnham (the Flatiron Building), occupies the entire block between East 8th and 9th Streets and is currently pursuing a LEED for Existing Buildings (”LEED-EB”) rating. AOL’s new space was designed by Mancini Duffy, and it too will seek LEED certification, presumably under the Commercial Interiors system, though specific details on those efforts are unavailable. Landmarked and owned by Vornado Realty Trust, 770 Broadway is the former site of the Wanamaker Department Store. The tower currently offers 165,000 square feet of retail space; tenants include Ann Taylor Loft, Kmart, and Bank of America. AOL’s lease is for 152,000 square feet over two floors at the 15-story tower until 2022.

225 Varick Street: National Audubon Society’s New Green Headquarters

The National Audubon Society, one of the country’s oldest and best-known wildlife conservation groups, has just moved into a new eco-friendly headquarters, the New York Times reported this weekend. The office, which occupies the seventh floor of 225 Varick Street, went well beyond the criteria needed to receive LEED Platinum certification, according to John Flicker, Audubon’s president. The idea was to lead by example, and Flicker reported that the Society was able to “meet the LEED standard more fully than [it] anticipated and with less effort that [it] expected” due to the increased availability of green building materials on the market. The project registered under LEED for Commercial Interiors (”LEED-CI”) and is currently awaiting formal certification- for Platinum or otherwise- from USGBC.

Monday LEEDoff: Milliken Floor Covering Showroom Opens, Seeks -CI at 875 Avenue of the Americas

Spartanburg, South Carolina-based Milliken & Company is one of the largest textile and chemical manufacturers in the world. Recently, it opened the Milliken Floor Covering Showroom at 875 Avenue of the Americas (6th Avenue at 31st Street) in the Greeley Square Building. The space was designed by architects Mancini Duffy, and consultant Catalyst Partners will help Milliken in its pursuit of an unspecified level of LEED for Commercial Interiors (“LEED-CI”) certification. The showroom features sustainable interiors by interior design firm Studio Q, as well as separate “zones” for each brand of Milliken floor covering: Milliken Contract, Milliken Residential, and Milliken Hospitality. Specific green design features include ceramic metal halide lamps, daylight sensors, low-VOC paints and sealants, and recycled medium-density fiberboard.
