Denari’s HL23 to Purchase 100 Percent Green Power

Neil Denari’s acclaimed $22 million HL23 condominium project above the High Line in Chelsea will add to its green accolades by purchasing 100 percent renewable power.

The $22 million HL23 residential condo project at West 23rd Street and 10th Avenue, which rises above and cantilevers out over the High Line, will purchase 100 percent green power, according to a report that appeared yesterday on Designed by Los Angeles-based Neil M. Denari Architects, the team also includes Thomas Juul-Hansen Architects, which designed the project’s interiors. YRG Sustainability Consultants of New York will assist the design team in pursuit of a LEED Gold rating from USGBC. also reports on a number of green design features at the 39,000-square-foot HL23, including reflective roofing, a target energy consumption reduction of 15 to 25 percent below code, construction waste management, and recycled-content building materials.

According to Denari, “[t]he building’s reverse-tapering form is more ‘carved’ or ‘shaped’ than set back, but the inverted geometry, the way the building gets larger as it goes higher, was not just a dare on our part. It was an upfront response to the tough conditions of our site and its proximity to the industrial structure of the railway.” We often talk about the need for sustainable buildings to make the case that architectural excellence can, in fact, be fused with green design; the renderings of HL23 thus far suggest that the project has a chance to do just that.

Brown Harris Stevens is serving as the building’s exclusive sales agent for its eleven units, which range in size from 1,850 square feet to 3,600 square feet and in price from $2.7 million to $10.5 million. Construction on the 14-story tower should proceed later this month; a late 2009 occupancy is planned. We’ll have more to say here as construction proceeds; HL23 will be featured this coming June at an exhibition at the Museum of the City of New York, exploring the project’s architecture in the context of the High Line and the West Chelsea arts district.
