DirectTV Inks Green Lease at 1 Rockefeller Plaza

Tishman Speyer has signed DirecTV to a major new lease at 1 Rockefeller Plaza, where the tenant will benefit from Manhattan’s largest solar power source.

Over the holidays, we noted Tishman Speyer’s efforts to green Rockefeller Center, which included decorating the Christmas tree with efficient LEDs and installing 363 solar panels on the roof of 45 Rockefeller Plaza; the 70 kW array is now the largest privately-owned source of solar power generation in Manhattan. Last week, DirecTV Group, Inc. signed a 15-year, 650,000-square-foot lease for the entire fifth, sixth, and seventh floors at 1 Rockefeller Plaza, which sits between 48th and 49th Streets on the east side of Sixth Avenue.

The asking rent was $102 per square foot, and DirecTV is making a short move from its current headquarters at 1211 Sixth Avenue. Tishman Speyer, which currently has over four million square feet of office space under development in the U.S. for which it intends to seek LEED certification, represented itself in the lease negotiations, while Cushman Wakefield represented DirecTV.

    Now there is some green that makes sense. Out on Cape Cod where the ocean is about to become polluted with hundreds of structures as large as Manhattan skyscrapers (440′ tall), the “green minds” are full of mold and not conservation. A wind farm in Nantucket sound? Why not oil in Anwar then? This is not a vision issue, but an intelligence issue, and an economic issue. For years, personal wind generators have been available at a fraction of the cost and at a minimum of environmental impact. Land based wind generators would diversify location, jobs, and offline issues while still providing the green wind the Cape is looking for. Wishful math does not a good project make for Cape Cod. Well done NYC.
