Green Building Statistics: Demand is High, Design Experience is Low

We'll be signing off today for the holiday weekend, but before we do that, I want to point out a couple of interesting green building statistics: one group collected by NAHB and the other which was mentioned during yesterday's Green Building Initiative webinar discussing insurance and surety issues for green construction projects. During the webinar, one panelist -- an employee of XL Specialty Insurance -- noted that only 20 percent of his company's insured design professionals consider themselves "very experienced" in green design. That's obviously a percentage to which XL is paying close attention in the context of green risk management.

Bull Ridge 1: First Spec Warehouse to Seek LEED-CS Rating

The first speculative warehouse project in the country to seek a LEED rating is about to open its doors in Greensboro, North Carolina. Developer Liberty Property Trust reports that the 314,000 square foot green building, called Bull Ridge 1, required only a one percent construction premium over a conventional warehouse. The project expects to receive an unspecified level of LEED certification under the rating system for Core and Shell construction. Liberty worked with its general contractor Arco to green the base building systems, including recycled-content concrete and T5 fluorescent lights. The developer will explain the building's green features to potential tenants who will have discretion with respect to any further green design elements that they might wish to incorporate. Liberty has yet to ink any tenants yet, but is willing to divide the space into up to six different units.
