Monday LEEDoff: MTA Selects Related Companies to Develop Hudson Yards

Tishman Speyer’s loss is now the Related Companies’ gain. The MTA announced today that it has selected Related and Goldman Sachs to develop Hudson Yards into a $1 billion mixed-use neighborhood that will revolve around a central nine-acre grand plaza similar in concept to Tishman’s proposed “New York Steps.” Related will seek LEED Gold for the project (pursuant to the MTA’s RFP), though no specific details are available regarding whether that rating will be for individual towers or a broader LEED-ND application for the entire project.

45 Broad Street, LEED at Queens College, & Upstate Green Building Plant

gbNYC selects green news items of note that were reported across the New York City area during the week of May 4, 2008, including details and industry support for Swig Equities’ Downtown mixed-use tower that will seek a LEED rating, green retrofit initiatives at Baruch College and a proposed LEED Silver dormitory at Queens College, the collapse of Tishman Speyer’s deal with the MTA to construct a $1 billion LEED-certified development on the far West Side of Manhattan, and a green building materials plant that will be constructed Upstate to, in part, supply the massive Destiny USA project in Syracuse.

Saatchi & Saatchi Reups with Tishman Speyer at 375 Hudson Street

Advertising firm Saatchi & Saatchi recently renewed an 819,000-square-foot lease at Tishman Speyer’s 375 Hudson Street, which earned a 2007 Energy Star Award from EPA earlier this year. The 1.2 million-square-foot, 19-story building, which stands at the corner of West Houston Street, has been home to Saatchi since 1985, when rents in the Hudson Square submarket were approximately $20 per square foot. The firm was the first ad agency to relocate from Midtown down to Hudson Square, where according to Jones Lang LaSalle rents are currently averaging $59 per square foot. CB Richard Ellis represented Saatchi in the lease negotiations; asking rent details are not available. The New York Post’s Steve Cuozzo called the deal “welcome news in a market increasingly jittery over subprime fallout and the likelihood of space being dumped after inevitable layoffs.”

MTA Selects Tishman Speyer’s LEED Gold Bid for Hudson Yards

On Wednesday, the Metropolitan Transportation Authority chose Tishman Speyer to develop the Hudson Yards site on the far West Side of Manhattan. Tishman’s $1 billion bid for a 99-year ground lease from the MTA was $39 million more than a joint venture proposal from the Durst Organization and Vornado. As you may recall, the MTA opened bidding back in October for the right to build at the 26-acre site, which spans from 30th to 33rd Streets and between 10th Avenue and the Hudson River. Designed by Helmut Jahn, Cooper Robertson, and landscape architect Peter Walker, Tishman’s scheme contemplates 8.1 million square feet of office space across 5 towers, 3,230 rental and condominium units, cultural and community space, 379 affordable housing units, and the promise of a LEED Gold rating for the development.

KPF on the Move to Tishman Speyer’s 11 West 42nd Street

Kohn Pederson Fox, architects of the future LEED Platinum Beer Belly Building headquarters of JPMorganChase at the World Trade Center site, as well as LEED Gold-certified Court Square Two in Long Island City, is moving its offices from 111 West 57th Street south to Tishman Speyer’s 11 West 42nd Street, between 5th and 6th Avenues. The firm has inked a long-term deal for 65,000 square feet across the tower’s 8th, 9th, and 18th floors, where asking rents were in the neighborhood of $67 per square foot. The 32-story building, which was originally called the Salmon Tower, was built back in 1927 and originally designed by architects York & Sawyer.

DirectTV Inks Green Lease at 1 Rockefeller Plaza

Over the holidays, we noted Tishman Speyer’s efforts to green Rockefeller Center, which included decorating the Christmas tree with efficient LEDs and installing 363 solar panels on the roof of 45 Rockefeller Plaza; the 70 kW array is now the largest privately-owned source of solar power generation in Manhattan. Last week, DirecTV Group, Inc. signed a 15-year, 650,000-square-foot lease for the entire fifth, sixth, and seventh floors at 1 Rockefeller Plaza, which sits between 48th and 49th Streets on the east side of Sixth Avenue. The asking rent was $102 per square foot, and DirecTV is making a short move from its current headquarters at 1211 Sixth Avenue.

New York Life Insurance Building Among 5 Manhattan Properties to Earn Energy Star Designation

On Tuesday, 5 New York City commercial buildings were among 1,400 nationwide that received 2007 Energy Star ratings from EPA. Dating from 1928, the Cass Gilbert-designed New York Life Insurance Building at 51 Madison Avenue is one of the awardees. The 40-story tower is also a National Historic Landmark, as well as a New York City landmark, designated by the Landmarks Preservation Commission back in 2000. The 1,400 buildings are the most that have received the rating, which is distributed annually, since the Energy Star program kicked off back in 2002. Since 2004, New York Life and property manager Jones Lang LaSalle have been retrofitting 51 Madison with a number of measures designed to increase its energy efficiency.
