7 WTC Tenant to Build 5-Star Green Resort in Bermuda

Scout Real Estate Capital, whose New York City offices are located on the 34th floor of Larry Silverstein’s LEED Gold-certified 7 World Trade Center, announced earlier this week that construction on a 5-star resort hotel in Bermuda’s Southampton Parish should commence in September after local officials approve the firm’s preliminary design plans. Scout has already commenced demolition of the Wyndham Beach Resort (which currently occupies the site) and is recycling reclaimed copper and concrete from the property. The firm intends to seek an unspecified LEED rating for the $300 million project, which should open up sometime in 2011, feature 150 guest rooms, and draw power from an on-site solar array.

MKDA Fits Out Offices on 34th Floor of 7 WTC

Architecture firm MKDA recently completed a 3000-square-foot office fit-out for WhenTech, an option pricing, risk management, and software development company, on the 34th floor of LEED Gold-certified 7 World Trade Center. Larry Silverstein has also retained MKDA directly to create two floors of pre-built, incubator offices for small businesses in the tower. MKDA’s design maximizes daylight in the WhenTech space, featuring all-glass doors and windows between individual offices.

Clean Energy to Power Madagascar Exhibition at Bronx Zoo Lion House

The New York Power Authority announced yesterday that it will install a fuel cell at the FXFOWLE-designed Lion House at the Bronx Zoo. The installation will offset 200 kilowatts of electrical demand at the landmarked, Beaux-Arts Lion House, which is on track for a LEED Gold rating from USGBC. The project broke ground back in 2006 and is part of a larger renovation of the Zoo’s Astor Court; the Lion House itself has remained vacant since the lions were moved outdoors almost twenty years ago.

LCOR’s 545 Madison Avenue Signs Alfred Dunhill to 10-Year Lease

LCOR’s LEED Gold (for Core and Shell) hopeful 545 Madison Avenue is back in the news after the developer recently inked British retailer Alfred Dunhill to a 10-year, 7000-square-foot lease for two floors of retail space. The upscale men’s clothier is currently located at 711 Fifth Avenue but will receive 175 feet of street window frontage along Madison Avenue and East 55th Street. CB Richard Ellis represented LCOR and Alfred Dunhill in the lease negotiations, which resulted in a deal at $600 per square foot. The store should open up this summer; LCOR is aiming the 17-story project’s 140,000 square feet of office space at seventeen (or fewer) boutique legal or financial services firms.

NBC Canvassing Manhattan for Green Office Space

According to the New York Observer, NBC is considering office space at both LEED Gold 7 World Trade Center and SJP Properties’ LEED Gold hopeful 11 Times Square. The network most recently visited 7 WTC on June 2, where the top ten floors of the tower remain available at asking rents around $75 per square foot. “NBC has been back to 7 World Trade Center a number of times, with executives and different division heads poring over the building,” a source told the Observer. Nevertheless, another source claims that NBC is now focusing on 11 Times Square, which is still seeking an anchor tenant, as well as other spaces along 8th Avenue. The network hopes to move its business operations into whatever new space it chooses sometime during 2009 .

Sciame Tops Out Mayne’s Green Academic Building at Cooper Union

Frank Sciame Construction Co. recently topped out Cooper Union’s new $150 million academic building at 41 Cooper Square (on Third Avenue between East 6th and 7th Streets). The 9-story, 175,000-square-foot tower was designed by 2005 Pritzker Prize winner Thom Mayne and his Morphosis firm and is seeking at least a LEED Gold rating, with Platinum still a possibility. Cooper Union calls the project New York City’s first green academic building.

Port Authority Close to Freedom Tower’s First Private Lease with Chinese Real Estate Co.

The New York Observer reported yesterday that the Port Authority has reached a tentative agreement with China’s Beijing Vantone Real Estate Company for 190,000 square feet of space in the LEED Gold hopeful Freedom Tower across its 64th and 69 floors. The firm will pay approximately $80 per square foot for a 22-year lease and create a “China Center” designed to be a cultural and educational portal for Chinese firms looking to do business in the U.S. and American firms interested in similar efforts in China. The news is of particular interest from a green leasing perspective given that Vantone came close two years ago to leasing the very top of Larry Silverstein’s LEED Gold 7 World Trade Center.

British Telecom Inks Two-Floor Sublease at Times Tower

According to Crain’s, British Telecommunications has inked a 15-year lease for 63,000 square feet of space at the New York Times Tower on Eighth Avenue at $95 per square foot. British Telecom is subleasing space on the 45th and 46th floors from investment firm ClearBridge Advisors, though the latter never occupied the space that British Telecom will take over. ClearBridge will remain in its existing space on the 47th through 50th floors. The deal follows a number of reports over the past month that financial services firms across the city have been shedding space that’s now unnecessary given the market downturn.

City Selects Gowanus Green; LEED for AOL HQ & New York Theater Workshop

Steel on the Rise at SJP Properties’ 11 Times Square

A few weeks ago, Real Estate Weekly reported that SJP Properties was close to securing the French bank Natixis as an anchor tenant for its 40-story, 1.1 million-square-foot speculative 11 Times Square project at the corner of 42nd Street and 8th Avenue, which will seek a LEED Gold rating from USGBC. Yesterday, the developer announced (with some degree of fanfare) that it has started erection of the $1.1 billion building’s 7,000 tons of structural steel. In a prepared statement, SJP CFO David Welch said that “[t]he arrival and implementation of the steel phase will allow interior core and floor framing for the structure to take shape. We remain ahead of schedule and will deliver the building for tenant occupancy by late 2009.” Designed by FXFOWLE, the tower will feature a concrete core enclosing its elevator banks and utility risers, which allows tenant floors to remain column-free and insulates them from noise emanating from the concrete-enclosed mechanical rooms.

Monday LEEDoff: Handel Architects’ Millennium Tower Residences in Battery Park City

The 35-story Millennium Tower in Battery Park City (”BPC”), developed by Millennium Partners and completed last year, was one of the first residential high-rises to earn a LEED Gold rating in New York City (The Solaire & The Helena). The unassuming brick-and-aluminum-clad condominium building, designed by Handel Architects with Steven Winter Associates serving as green consultants, incorporates an honest commitment to cleaner water and air and lower energy costs. gbNYC recently discussed the building in the aftermath of its installation of the first microturbines in the city pursuant to the new rule which was enacted by Mayor Bloomberg last December.

2008 Vintage of Microturbines Now Operating on Lafayette Street

Two years ago, Astor Wines and Spirits relocated to the Theodore De Vinne Press Building at 399 Lafayette Street, on the northeast corner of Fourth Street in the Village. At the time, Andrew Fisher, whose family has owned the building since 1983, installed two microturbines in the basement. Until last December, though, when Mayor Bloomberg signed legislation authorizing the installation and use of microturbines, the Fishers had yet to turn the system on. Mr. Fisher told the New York Times earlier this week that the two microturbines, now operating pursuant to the rule, provide enough energy to heat, cool, and provide electricity for his store and its upstairs cooking school and gallery.
