Aspen Equities Offering “Seriously Green” Condos at 580 Sterling Place in Prospect Heights

Developer Seth Brown called it “a seriously green project” in an interview this week with the Brooklyn Eagle; his company, Aspen Equities, plans to complete a 5-story, 8-unit condominium development at 580 Sterling Place in Prospect Heights sometime this summer. Although the project is not pursuing LEED or other third-party certification, it will feature a significant number of green design features: low-VOC paints and sealants, tankless gas hot water heaters, low-E windows, energy efficient kitchen and bathroom lighting, Energy Star appliances, bamboo flooring, dual flush toilets, programmable thermostats, and wind-powered common areas.

William Pedersen Designs Green Dog House Inspired by One Jackson Square

You may recall One Jackson Square, a 36-unit, 11-story condominium project under construction in the West Village that will seek an unspecified level of LEED certification from USGBC. The project was designed by KPF principal William Pedersen and sits on an irregularly-shaped site on the stretch of Greenwich Avenue between West 13th and 14th Streets. Recently, Mr. Pederson participated in a charity auction for the Animal Medical Center by designing a dog house inspired by his architecture at One Jackson Square.

Anbau Closes on Loan for BKSK-Designed Green Condos at 124 West 23rd Street

Anbau Properties and BKSK Architects have teamed up for another luxury green condominium project, this time at 124 West 23rd Street in Chelsea. As you’ll recall, BKSK designed the Upper West Side’s Harsen House (see image) for Anbau, whose 22 units sold out in just seven months and is awaiting formal LEED certification from USGBC. Despite the horrific lending climate, Bank of New York Mellon recently provided Anbau with an acquisition and construction loan for the project. The 16-story tower will offer 34 residences and 4000 square feet of ground floor retail. BKSK will implement similar green features at 124 West 23rd Street as Harsen House, and Anbau will seek an unspecified level of LEED certification for the project. Anbau paid $19 million for the project’s 55,000-square-foot footprint.

Developed by Toll Brothers and The Kibel Companies, sales have opened at 303 East 33rd Street, which is touting itself as Murray Hill’s first green residential project. The 12-story tower will feature 128 units and seek an unspecified level of LEED certification. Perkins Eastman is the architect; studios to three-bedrooms range from 500 to 3000 square feet and from $635,000 to $4.5 million. LEED-standard green design features will include bamboo flooring and cabinetry, EnergyStar appliances and efficient water fixtures, while residents with hybrid cars will receive a parking discount. Demolition materials were recycled into the project’s structural components and low-VOC paints and carpets will be installed throughout. The tower will also bicycle storage place and a 5000-square-foot terrace with a pool and green roof.

Designed by Costas Kondylis, Bruce Ratner’s 80 DeKalb Avenue will be the developer’s first residential tower to rise in Brooklyn. The controversial Mr. Ratner will seek LEED certification for the $200 million project, claiming that the 34-story tower will incorporate a variety of low-VOC materials and use low-flow plumbing fixtures. The project broke ground back in July; earlier this week, Mr. Ratner closed on hard-to-obtain $110 million in tax-exempt bond financing from the New York State Housing Finance Agency for the tower, which will feature 73 affordable and 292 market-rate units. Ratner plans on opening the project for leasing sometime next summer; the majority of the units will be studios and one-bedrooms.

Vivavi Teams With Sheldrake to Open Green Furniture Store at Riverhouse

Josh Dorfman and our friends at Vivavi have teamed with The Sheldrake Organization to open an Eco Pop-Up Store at the developer’s Riverhouse condo in Battery Park City. As you’ll recall, the project is aiming for a LEED Platinum rating and recently earned significant green press after Leonardo Di Caprio purchased an apartment in the 32-story, 264-unit tower. The store, which is a fully-furnished Unit 8D, adjacent to the Riverhouse sales center, is open to the public 7 days a week, and features pieces from 18 different green-minded designers, including Brave Space, Modern Bamboo, and Animavi, as well as a Team 7 dining room and office furnishings from Knu Furniture. Vivavi is calling the Pop-Up Store the first of its kind within a residential building in New York City, and it’s certainly the first to exclusively feature green living products.

Upper West Side’s First Green Condo Complete on 72nd Street

We’ve written previously about the Harsen House; the 16-story, 22-unit project at 120 West 72nd Street broke ground in late 2006 and developer Anbau Enterprises sold the project out within a scant seven months. The building was designed by BKSK Architects (designers of the Queens Botanical Garden Visitor’s Center, which recently earned Gotham’s first LEED Platinum rating) with interiors by Andres Escobar. Green design elements include hot water radiant heat, FSC-certified oak floors, ducted kitchen hoods which ventilate air directly outdoors, and energy-efficient, floor to ceiling windows. Anbau recently announced that it has completed the 60,000-square-foot project after inking retail heavyweight Sleepy’s (The Mattress Professionals) to a long-term lease for the Harsen House’s 4000-square-foot ground-floor retail space.

Newark’s Lincoln Coast Cultural District Set to Open New Jersey’s First Urban LEED Homes

The first mixed-use buildings in an urban location in the state of New Jersey to pursue a LEED rating are set to officially open next week in Newark. The Washington Street Townhomes, which are awaiting a formal LEED Gold rating from USGBC, will consist of six 3800-square-foot buildings, each featuring two residential units with commercial space on the first floor. The development is being spearheaded by the Lincoln Coast Cultural District, a community development corporation which is aiming to develop a comprehensive arts and cultural district in Newark’s Lincoln Park. The district will ultimately boast 11 LEED-certified buildings, as well as seek a LEED for Neighborhood Development (“LEED-ND”) rating.

Rotating, Self-Powered, Prefab “Dynamic Tower” May Twist into Manhattan

The Dynamic Tower- a 1380-foot, rotating residential high-rise, will break ground in Dubai within a few months, according to Italian architect David Fisher, who discussed details about the project at a press conference today at the Plaza Hotel in Midtown. According to Dr. Fisher, a second Dynamic Tower will soon follow in Moscow with a third to come here in New York City. Although he did not provide specific details, Fisher noted that he is already talking to developers about bringing the concept to Gotham.
