Designed by architects Cook + Fox (The Lucida and Bank of America Tower), a planned 17-story, 350,000-square-foot office building could become Brooklyn’s first LEED Gold-certified commercial office tower. The tower, part of the larger City Point development in downtown Brooklyn, is a joint venture between Acadia Realty Trust, MacFarlane Partners, P/A Associates, Washington Square Partners and Rose Associates, is a smaller version of a much larger tower that had been proposed for the same site. CIty Point will also include 525,000 square feet of retail space, as well as a 900,000-square-foot residential component that will also include affordable units. Earlier this week, the development team named Cushman & Wakefield as the office tower’s exclusive leasing agent.

NYC Green Building Competition Opens, Office Building of the Year in Westchester, & Green Efforts Lagging Upstate
gbNYC selects green news items of note that were reported across the New York City area during the week of April 6, 2008, including the launch of the 2008 New York City Green Building Competition, BOMA’s award of Office Building of the Year to Westchester One in White Plains, which will seek LEED certification, sustainable initiatives at the historic Duke Farms outside of Princeton, New Jersey, and concern from the Buffalo News that green building practices are lagging throughout Western New York State.

DirectTV Inks Green Lease at 1 Rockefeller Plaza
Over the holidays, we noted Tishman Speyer’s efforts to green Rockefeller Center, which included decorating the Christmas tree with efficient LEDs and installing 363 solar panels on the roof of 45 Rockefeller Plaza; the 70 kW array is now the largest privately-owned source of solar power generation in Manhattan. Last week, DirecTV Group, Inc. signed a 15-year, 650,000-square-foot lease for the entire fifth, sixth, and seventh floors at 1 Rockefeller Plaza, which sits between 48th and 49th Streets on the east side of Sixth Avenue. The asking rent was $102 per square foot, and DirecTV is making a short move from its current headquarters at 1211 Sixth Avenue.
