1515 Broadway has towered above Times Square since 1972, with its 54 stories of International Style grace making it the tallest and one of the most distinctive buildings in one of the city’s most-visited and recognizable areas. And yet 1515 Broadway is still striving for new heights — not by expanding, which is hardly necessary given its 1.75 million square feet of class-A office space and sprawling floor plates, but by updating 1515 Broadway’s building systems to LEED-EB Silver standards and ramping up the “drama” of the building’s engagement with the street.
As a Times Square veteran and the longtime home of MTV’s studios, drama comes naturally to 1515 Broadway. While tourists and passers-by get striking views of the MTV studios and the lobby of Broadway’s Minskoff Theater, the building itself gets copious (and efficient) natural light. The rest of 1515 Broadway’s $160 million overhaul has improved the tower’s building systems and HVAC efficiency to state-of-the-art levels.
While LEED Silver for Existing Buildings was the official target of architect Kohn Pederson Fox’s green upgrade, 1515 Broadway will realize benefits from its new sustainable re-styling that have nothing to do with operating costs and efficiency. There will be those too, of course, but 1515 Broadway’s greatest benefit may simply come with the knowledge that, once again, it will be the most dramatic skyscraper in midtown Manhattan’s most dramatic neighborhood.
