Stubbed Out: Related Companies to Ban Smokers From Six Residential Buildings, Including LEED Gold Tribeca Green

New York's smokers lobby is nowhere near as powerful as, say, the over-the-counter derivatives lobby or bluefin tuna fishery-collapsing industry or whatever, and the city's six-year old ban on smoking in bars and restaurants reflects as much. While we non-smokers who go to bars and restaurants (and concerts and anyplace else, honestly) appreciate the ban, it's hard not to feel bad for smokers sometimes, seeing them all huddled and hunted-looking like Walker Evans photos come to wheezing life, bent around their cigarettes on some January sidewalk. Other times, like for instance when you're actually in a bar or restaurant (or concert or anyplace else) it's kind of a relief.

L&L Holding's 195 Broadway Cops 2008 Energy Star Award

195 Broadway is a 29-story, landmarked tower at the corner of Fulton and Dey Streets in lower Manhattan. Owner L&L Holding Company recently earned a 2008 Energy Star Award from EPA for the 1 million-square-foot building, which was built in 1916, and was home to AT&T until the company moved to Midtown in 1983. The Energy Star label denotes that 195 Broadway is using 35 percent less energy than a comparable structure.

Designed by William Welles Bosworth, the neo-classical tower was built in three phases between 1912 and 1923. AT&T actually asked Bosworth to design a structure that "imparts a sense of solidity, permanence, and enduring quality." As you can see, the architecture is a direct reference to the ancient Greeks and Romans; 50 Doric columns line the lobby and all 183 exterior columns and walls were built with Vermont granite. The building also, allegedly, contains the most marble of any building in New York City. CB Richard Ellis is 195 Broadway's exclusive leasing agent and L&L reports that the tower is currently 100 percent occupied.

Darby & Darby's Offices at 7 WTC by GKV Architects

The intellectual property law firm Darby & Darby moved into the 41st and 42nd floors of LEED Gold-certified 7 World Trade Center last June. Gerner Kronick + Valcarel, Architects ("GKV") designed the firm's 80,000-square-foot space, which includes a stainless steel, tension rod-suspended glass staircase that connects a two-story conference/multi-purpose room. GKV's design emphasizes the natural light provided by 7 WTC's floor to ceiling windows. Stretch fabric ceilings were installed in each of the office's conference rooms and glass sidelights connect perimeter office doors to maximize light penetration into the interior. Darby & Darby signed a 15-year lease for the space; the firm relocated from offices at 805 Third Avenue in Midtown.
