Stubbed Out: Related Companies to Ban Smokers From Six Residential Buildings, Including LEED Gold Tribeca Green

New York's smokers lobby is nowhere near as powerful as, say, the over-the-counter derivatives lobby or bluefin tuna fishery-collapsing industry or whatever, and the city's six-year old ban on smoking in bars and restaurants reflects as much. While we non-smokers who go to bars and restaurants (and concerts and anyplace else, honestly) appreciate the ban, it's hard not to feel bad for smokers sometimes, seeing them all huddled and hunted-looking like Walker Evans photos come to wheezing life, bent around their cigarettes on some January sidewalk. Other times, like for instance when you're actually in a bar or restaurant (or concert or anyplace else) it's kind of a relief.

Rockets' Owner Grabs Penthouse at LEED Silver-Hopeful Superior Ink for $25M

Earlier this week, the penthouse unit at the Robert A.M. Stern-designed Superior Ink condominium development in the West Village sold to Houston Rockets owner Leslie Alexander for the sky-high sum of $25 million (which translates into approximately $4192.00 per square foot). The unit, which boasts 6321 square feet of raw interior space plus four terraces, went into contract back in December of 2007 and Alexander paid for it in cash. The transaction is likely the largest ever for an apartment in a green building; earlier this year, you may recall that Hilary Swank purchased a unit in the 17-story development, which offers 69 condominium apartments and 7 townhouses along Bethune Street.

Related's Time Warner Center Seeks -EB, Named 2008 BOMA Office Building of the Year

Back in late April, the Mid-Atlantic Conference of Building Owners and Managers Association named the Related Companies' Time Warner Center in Columbus Circle its 2008 Office Building of the Year (for buildings larger than 1 million square feet). Related is currently seeking a LEED-EB rating for the 80-story, 2.8 million-square foot tower, which was completed back in 2004. In order to confer the award, BOMA ranked buildings on a scale of 1-80 based on categories that included environmental and energy management, emergency preparedness, and tenant relations. There are fifteen local BOMA chapters that constitute the Mid-Atlantic Conference, and Time Warner's recognition qualifies it to compete in the BOMA international competition that will take place next year. The tower won BOMA's New York City competition before moving on to the regional.

Monday LEEDoff: MTA Selects Related Companies to Develop Hudson Yards

Tishman Speyer’s loss is now the Related Companies’ gain. The MTA announced today that it has selected Related and Goldman Sachs to develop Hudson Yards into a $1 billion mixed-use neighborhood that will revolve around a central nine-acre grand plaza similar in concept to Tishman’s proposed “New York Steps.” According to the New York Observer, Tishman hesitated to commit to the MTA’s terms because it had no anchor tenant for the project- making the deal extremely risky given the murky financial markets.

Monday LEEDoff: Green Retail, Rentals Set for 72nd and Broadway

It appears that the Harsen House won’t be the only LEED-certified project that will rise along West 72nd Street. According to a report that appeared in Friday’s Real Deal, 200 West 72nd Street will seek an unspecified level of LEED certification for 196 luxury rental units and 48,000 square feet of retail space which the building will offer across its bottom 5 floors. The $200 million, 19-story tower, which was designed by Handel Architects and is being developed by the Gotham Organization, will rise on the southwest corner of 72nd and Broadway and should be completed sometime in 2009; leasing for the apartments will open early next year. The Real Deal reports that Gotham is “pretty close” to inking three tenants for the retail space, which ranges in price from $100 per square foot on the lower sub-ground floors to $550 per square foot on street level.
