SJP Properties’ LEED Silver 11 Times Square Moving Forward Through Tighter Market

In an article that appears in this week’s edition of Real Estate Weekly (but is not available online), Stephen Pozycki, head of New Jersey-based SJP Properties, discusses the state of the New York City commercial real estate market in light of the recent U.S. economic woes. SJP, as you may recall, is building the speculative, LEED Silver 11 Times Square at the corner of 42nd Street and 8th Avenue (just across the street from the New York Times Tower). Last fall, we discussed the project in the context of the subprime lending meltdown and what it might mean for green building generally.

Checking in at #8 on the CoStar Group’s list of the top ten green real estate stories of 2007 was the commitment that a number of banks demonstrated to sustainable building and operations during the course of last year. When we presented the list to you earlier this month, gbNYC noted the green efforts of a number of banks here in the New York City area, including JPMorganChase, PNC Bank, and Bank of America. Not to be outdone, HSBC Bank announced last week that its Headquarters Tower on the Paseo de la Reforma in Mexico City has earned the first LEED Gold rating in Latin America. The 400,000-square-foot, twenty-four-story project earned a 2007 National Interiors Award and top honors for Corporate Interior Design from the Mexican Interior Design Association. HSBC purchased the building back in 2002 after merging with a local Mexico City bank called Bital.

Asking rents for the final two available floors at LEED Platinum hopeful One Bryant Park (Bank of America Tower) will start at an incredible $185 per square foot. According to Cushman & Wakefield, the average asking rent for Class A office space in Midtown is a (paltry by comparison) $70 per square foot. Durst hopes to open the tower within the next eleven months and has inked four firms thus far in 2007. The latest, hedge fund HBK Investments, signed a ten-year, 36,252 square foot lease on the 40th floor. (Anchor tenant Bank of America leased 1.6 million square feet at the building, leaving 500,000 for other takers).

Last Thursday, Bank of America, The Rockefeller Foundation, and The Next American City magazine sponsored an invitation-only conference at the Museum of Natural History as part of the Urban Innovation Symposium Series. Called “From the Ground Up: Making Green Building a Mainstream Practice,” a variety of both market-rate and affordable housing developers, including Douglas Durst, Ara Hovnanian, Carlton Brown of Full Spectrum New York, and Mary Spink, executive director of the Lower East Side People’s Mutual Housing Association, shared their thoughts on the state of green building both in New York City and beyond.

I’ve been having computer problems lately which, coupled with a document review I’ve been stuck on out in the middle of nowhere, New Jersey (insert joke here), has made posting difficult - my apologies.

I was hoping to be in Denver this week at GreenBuild but some last minute work obligations obliterated my travel plans so, unfortunately, here I am. No complaints, though, it’s a great time of the year to be in New York. I hope to keep tabs on what’s taking place out there this week and update the blog accordingly.

Anyway, Bank of America announced plans last week to build its second green high-rise (its first is currently under construction at the corner of 42nd Street and Sixth Avenue here in Manhattan). The thirty-two story, 750,000 square foot building will cost $450 million and is scheduled for 2010 occupancy. Bank of America plans to apply for LEED Gold certification. Architecture firm Perkins and Will designed the tower.

Bank of America signed a lease today (March 6) for an additional 522,000 square feet of ground floor and office space, including 13 full floors, at the Bank of America Tower now under construction at One Bryant Park. The new deal expands the Bank's occupancy to over three-quarters (77 percent) of the $1 billion, 51-story skyscraper, a co-development by The Durst Organization and Bank of America, up from the original 53%. "The Bank of America Tower is the first high-rise office building in the world to strive for the U.S. Green Building Council's Leadership in Energy & Environmental Design [LEED] Platinum designation," according to Jonathan Durst, Co-President of The Durst Organization. "It will use dramatically less energy, consume considerably less potable water and provide a healthy and productive environment with abundant natural light and fresh air." I'm hoping to get into the city this weekend and take some pictures of the construction site. The last time I was in the neighborhood the steel was out of the ground and it looked like the job was moving along pretty rapidly.
