The Silhouette: LEED Platinum Condos to Debut in Park Slope

The Silhouette in Park Slope is touting itself as Gotham’s first condominium project seeking dual LEED Platinum and Energy Star certifications (note that the latter application is under EPA’s program for new homes, requires an energy efficiency of 15 percent over the 2004 International Residential Code, and performance must be verified by a third-party Home Energy Rater who performs an on-site inspection of the property’s insulation, ductwork, and air tightness). Developer Green Envy Development Group put out a press release yesterday that the project should be completed by this coming summer; designed by formerly Brooklyn-based Coggan + Crawford Architecture Design, the 5500-square-foot development is located at 270 21st Street and will offer four luxury condominium residences across four stories.

The Silhouette is actually not entirely new construction; Coggan + Crawford preserved an existing old frame house on the site, stripped it of siding, and reclad it in stucco. The renderings you see are actually an addition to the rear of the old house; the fire escape was required by code, so Coggan + Crawford enclosed it in order to create an additional space that also provides common access to the building’s roof. Green design features incorporated into the new addition include significant insulation, passive solar heating, concrete floors, and a green roof with five photovoltaic panels that should completely power the building’s common areas. Windows are low-E with argon-insulated glass and all appliances in each unit are Energy Star-rated; floors in the original house are bamboo. The project team also includes Giancola Contracting; no details are available with respect to LEED certification responsibilities.
