Developed jointly by the Morristown Parking Authority and the Geraldine R. Dodge Foundation, 14 Maple Avenue in Morristown, New Jersey is on track to become New Jersey’s third LEED Platinum-certified building. We noted the the four-story, 40,000-square-foot project briefly here at gbNYC last fall and thought we’d check back in after it opened up just a couple of weeks ago. Designed by Lambertville, New Jersey-based Minno & Wasko Architects, the project applied for 11 credits under LEED’s Sustainable Sites category, 4 in Water Efficiency, 13 in Energy and Atmosphere, 6 in Materials and Resources, and 5 in Innovation and Design, including education programs for staff and tenants and a green cleaning program.

Specific green design features include a geothermal heating and cooling system, 99 percent construction debris diverted from landfills, a graywater system, a green roof, and a rooftop photovoltaic system. One of the more unique green design features at 14 Maple Avenue is a three-story interior biowall. The living wall is attached to a concrete wall and is connected to the building’s HVAC system, filtering air before it circulates into individual offices. Minno & Wasko was also able to recycle structural materials from the Epstein Department Store, which formerly occupied the site.

Construction costs totaled around $9.5 million; after ground broke back in January of 2007, construction took 20 months to complete. In addition to office space for the Parking Authority and Dodge Foundation, 14 Maple Avenue tenants also include The Seeing Eye Inc., the Fannie E. Rippel Foundation, the Morristown Partnership and the Morris Arts Council. The project should earn formal LEED Platinum certification by the end of the summer.
