We’ve noted Bijou Properties’ Garden Street Lofts condominium project in uptown Hoboken previously but want to note an award that the development earned earlier this week from the Sustainable Buildings Industry Council (SBIC). SBIC awarded Bijou and SHoP a "Beyond Green 2008" award in the multi-family property category. First place overall went to Nationals Park, the first LEED-certified professional sports facility in the country; other winners were selected across a variety of other categories which you can check out via the link below in SBIC’s press release.
The $16.8 million, 30-unit Garden Street Lofts development is aiming for LEED Silver and is currently 50 percent sold. The project scope contemplated a seven-story steel and concrete addition to an existing five-story, 43,000-square-foot former warehouse that dates from 1919. 7500 square feet of retail space faces onto 14th Street, and the project is an easy walk from the New York Waterway ferries across the Hudson to 34th Street in Manhattan.
Green design features include a green roof, low-E windows, and locally sourced and rapidly renewable structural materials (including bamboo flooring, cotton insulation, and FSC-certified wood products). 88 percent of construction debris was recycled by builders Del-Sano Contracting Corp. and Bijou is targeting reductions of 24 percent in energy and 20 percent in water over a conventional property. Other members of the project team included New York-based MEP engineers Buro Happold and LEED commissioners Dome-Tech Group of Edison, New Jersey.

Garden Street Lofts was honored on Capitol Hill as part of a Congressional briefing recognizing outstanding initiatives and real-world applications that shape, inform, and catalyze the market for high-performance buildings. Senior lawmakers, elected officials and environmental industry leaders were present including US Representative Ross Carnahan (D-MO), Co-Chair of the High-Performance Buildings Congressional Caucus Jack Armstrong, and US Senator Robert Menendez (D-NJ). Garden Street Lofts was the only multi-family residence to receive this award at a ceremony in Washington, D.C. on February 26th. Accepting the award were Garden Street Lofts’ designers SHoP Architects and developer Larry Bijou, principal of Bijou Properties.
