The Visionaire: New York City's First LEED Platinum-Certified Condominiums

The Albanese Organization’s Visionaire in Battery Park City earned formal LEED Platinum certification from USGBC yesterday. The 33-story, 500,000-square-foot condominium is the first LEED Platinum set of condos in New York City, and joins Albanese’s 26-story Verdesian rental building, which is also certified Platinum and similarly located in Battery Park City. The 251-unit tower was designed by Pelli Clarke Pelli and features a building-integrated photovoltaic system that provides 48 kW of electricity, while 35 percent of the building’s electric load will be sourced from Green-e certified renewable energy sources. The Visionaire also features an insulated low-e curtain wall and a single master switch at the entrance to each unit allows residents to simultaneously turn off lights in every room. Units are also set up for automated control of window shades.

In the wake of the Albanese Organization’s Verdesian rental building achieving LEED Platinum last month, we thought it would be a good time to check in with the Visionaire, Albanese’s next foray into sustainable living at Battery Park City. A 33-story condominium tower designed by Pelli Clarke Pelli, which also served as architect at the Verdesian and Albanese’s LEED Gold Solaire rental building on the north end of Battery Park, the Verdesian’s 251 units were 40 percent sold as of this past October. The 500,000-square-foot project is aiming for a LEED Platinum rating and should be ready for occupancy later this year. The curving, sail-like façade of the tower, which is located on the southern end of Battery Park at 70 Little West Street, faces the Hudson River and provides for water views in every unit.

The Starwood Capital Group - which announced plans back in October to create a green hotel chain - is teaming up with the Albanese Organization to go for LEED Platinum at a new 35 story, 235 unit condominium tower on the last remaining plot at Battery Park City for residential development (70 Little West Street). Called The Visionaire and designed by Rafael Pelli of Pelli Clarke Pelli, the building will be Albanese’s third green building at Battery Park City, following The Verdesian and The Solaire (which achieved LEED Gold certification). Green features include a design to reduce energy consumption by thirty-five percent over code and building-integrated solar panels which will yield five percent of the tower’s electricity needs.
