Offering Plan Accepted & Prices Set at LEED Platinum-Hopeful Silhouette in Park Slope

Green Envy Development Group announced yesterday that the offering plan for its four-unit Silhouette condominium development in Park Slope has been accepted. CEO Robert Roth also announced pricing for each unit: the ground floor unit with backyard space is $959,000.00; the second floor unit is $899,000.00; the third floor unit (with one-half roof garden) is $979,000.00; and the fourth floor unit (also with one-half roof garden) is $970,000.00. Designed by formerly Brooklyn-based Coggan + Crawford Architecture Design, the four-story Silhouette is seeking New York City's first dual Energy Star and LEED Platinum certification; you'll recall that the former is under EPA’s program for new homes, requires an energy efficiency of 15 percent over the 2004 International Residential Code, and performance must be verified by a third-party Home Energy Rater who performs an on-site inspection of the property’s insulation, ductwork, and air tightness.

We recently wrote about The Silhouette condominium development in Park Slope which is aiming for New York City’s first dual Energy Star and LEED Platinum certification. Robert Roth of the Green Envy Development Group, part of the team developing the four-story, four-unit project, has kindly provided us with both a few clarifications about the building as well as a number of additional renderings for your perusal.

First, the images in our initial post are actually of 270 21st Street, a condominium project which was completed over two years ago. Although there is some overlap in terms of the development team between it and The Silhouette, 270 21st Street was a completely different project that both earned Energy Star and won the 2007 Brooklyn Chamber of Commerce award for best new residential building in the 1 to 5 unit class.

The Silhouette in Park Slope is touting itself as Gotham’s first condominium project seeking dual LEED Platinum and Energy Star certifications (note that the latter application is under EPA’s program for new homes, requires an energy efficiency of 15 percent over the 2004 International Residential Code, and performance must be verified by a third-party Home Energy Rater who performs an on-site inspection of the property’s insulation, ductwork, and air tightness). Developer Green Envy Development Group put out a press release yesterday that the project should be completed by this coming summer; designed by formerly Brooklyn-based Coggan + Crawford Architecture Design, the 5500-square-foot development is located at 270 21st Street and will offer four luxury condominium residences across four stories.
