Manhattan LEED Buildings Land Large Q4 Leases with Sandow, AECOM

Two high-profile LEED-EB-rated Manhattan office buildings signed major leases during the fourth quarter.

Two high-profile, Class A, LEED-labeled Manhattan office buildings each closed major leases during the fourth quarter of 2012. At the LEED-EB Silver Time-Life Building in Midtown, the Rockefeller Group inked digital and print media firm Sandow to a 40,000-square-foot lease on the iconic, 48-story, 1.9 million-square-foot tower’s 17th floor. The company has hired Gensler to design its new New York City headquarters space, where it will consolidate two offices that had grown over 600 percent in headcount since 2010. It’s currently unclear whether Gensler will assist Sandow in pursuing LEED-CI for the buildout.

Sandow’s brands and subsidiaries include NewBeauty, Interior Design, Worth, Fred Segal, Luxe Interiors + Design, Culture + Commerce, Material ConneXion and Furniture/Today Group. Its new offices will boast the world’s largest materials library – created by Material ConneXion, a global materials consultancy – with over 7000 advanced and sustainable materials. Gallery and event space will rotate art, materials, and innovation exhibitions throughout the year, as well as a Fred Segal concept studio to test mock up store designs, fixtures, and merchandising efforts.

This new location will serve as a place where all of this talent can converge, collaborate and help stimulate innovation and new business ideas,” Michele Caniato, president of Sandow companies Culture + Commerce and Material ConneXion, told CoStar.

Meanwhile, Downtown, at the LEED-EB: OM 2009 Silver-certified 125 Broad Street, the global design and technical services firm AECOM has signed a new lease for 90,000 square feet, consolidating its current offices at 71 West 23rd Street, 31 West 27th Street, and 20 Exchange Place during the fourth quarter of 2013 (but maintaining its Midtown offices at 605 Third Avenue and 100 Park Avenue). Tishman Construction (an AECOM subsidiary) will provide CM services for the buildout of the new space, which will stretch across a portion of the 14th and the entire 15th and 16th floors of the 40-story, 1.5 million-square-foot, Louis Kahn-designed tower.

“Along with large, efficient floor plates and beautiful harbor views, the new layout of offices at 125 Broad Street will be helpful in furthering our objectives to bring our staff together and improve how we collaborate. The new office layout will help to support AECOM’s project-based work and provide a variety of space types, reflecting how the company works on behalf of our clients,” Ira Levy, AECOM’s executive vice president for the U.S. Northeast Region, told CoStar.

Both firms expect to be in their new spaces by the close of 2013.
