New York City’s 40th LEED-EB Certification is 850 Third Avenue

San Francisco-based Shorenstein Properties has earned Gold certification for the 21-story 850 Third Avenue under LEED for Existing Buildings: Operations & Maintenance: the 40th LEED-EB-rated building in New York City.

San Francisco-based Shorenstein Properties has earned Gold certification for 850 Third Avenue under LEED for Existing Buildings: Operations & Maintenance. The 613,000-square-foot, Emery Roth & Sons-designed tower is the 40th building in New York City to receive a LEED-EB rating from USGBC. It also boasts a 2011 Energy Star award from EPA (with a score of 83).

Built in 1963, the 21-story 850 Third Avenue was renovated in 1996 and is located between East 51st and 52nd Streets. Once known as the Western Publishing Building, 850 Third Avenue’s floor plates range in size from 5200 to 42,000 square feet, rising from a granite base through a series of wedding cake-style setbacks.

Tenants at 850 Third Avenue receive a monthly “Green Tenant Tip,” and Shorenstein provides BOMA BEEP certification and Energy Star training for all property managers. Recent capital improvements to the building that supported its LEED-EB application included a building automation system, tinted windows, and the installation of variable frequency drives on mechanical equipment. On the operations side, Shorenstein implemented a recycling program, which includes a quarterly e-waste program, a sustainable purchasing policy for its management office, and tenant fit-out guidelines that require low-VOC materials and recycling of any construction debris.

“LEED certification is one of a number of benchmarks used by our property management team to help us realize our stated goal of pursuing sustainability and achieving ongoing efficiency in all aspects of our operations,” Stan Roualdes, executive vice president, property management and construction services, said in a press release. “We continue to make Shorenstein-owned buildings some of the most energy and resource efficient, environmentally sensitive workplaces in the country.”

The last three LEED-EB ratings have now been awarded to towers on the East Side: 630 Third Avenue and 360 Lexington Avenue were the city’s numbers 38 and 39 overall, respectively.
