New York City-based green building consulting firm CodeGreen Solutions recently earned a Platinum rating under LEED for Commercial Interiors for its new headquarters space at 1333 Broadway in Midtown.
The offices feature worker-controlled T5 lighting, plug-in task lighting, and occupancy and daylight sensors. Overhead lighting was reduced and natural daylighting enhanced, resulting in a 56-percent energy reduction over ASHRAE standards. CodeGreen also ensured that 61 percent of its office furniture was salvaged and 72 percent of new furnishings were manufactured regionally. The wood that is used throughout the office is 100 percent FSC-certified. And 95 percent of the waste from the project was recycled.
To reduce water consumption, CodeGreen installed .5 gallon per minute aerators on the existing faucets and low flush diverters on the water closets, which together use 20 percent less water than standard fittings. It also implemented an office composting program to further reduce organic waste.
Located just north of Macy’s between 34th and 35th Streets, 1333 Broadway dates from 1915 and was formerly a garment manufacturing facility. Originally designed by architects Clinton & Russell, the 12-story, 365,000-square-foot tower features 30,000-square-foot floor plates and is owned by W&H Properties, which completed a comprehensive, $71 million upgrade program in 2009.
