Aspen Equities Offering “Seriously Green” Condos at 580 Sterling Place in Prospect Heights
Developer Seth Brown called it "a seriously green project" in an interview this week with the Brooklyn Eagle ; his company, Aspen Equities, plans to complete a 5-story, 8-unit condominium development at 580 Sterling Place in Prospect Heights sometime this summer. Although the project is not pursuing LEED or other third-party certification, it will feature a significant number of green design features: low-VOC paints and sealants, tankless gas hot water heaters, low-E windows, energy efficient kitchen and bathroom lighting, Energy Star appliances, bamboo flooring, dual flush toilets, programmable thermostats, and wind-powered common areas. Each apartment also offers private outdoor space as well as 9- or 10-foot ceiling heights and bicycle storage space.
According to Brown, the project’s design concept was "to create truly green apartments that are also really affordable;" prices on the project’s eight units range from $299,000.00 for a studio to $475,000.00 for a duplex. (Compare these asking prices with those at LEED Platinum Riverhouse in Battery Park City, for example, where a one-bedroom will likely run you in the neighborhood of $900,000.00). Aguayo & Huebener Realty has the exclusive listing; a model unit is now open and an open house is scheduled for this Sunday, March 15, from 1PM until 4PM. Brownstoner reports that 2 of the 8 units are currently in contract.
Brown told the Eagle he anticipates substantial completion in about eight weeks; closings and move-in dates should be scheduled for sometime this summer. The project team also includes Barry Bank Professional Engineering & Consulting. Brown also told the Eagle he’s also in the planning stages of a two-family green townhouse in Park Slope; we’ll be keeping an eye out for that as well.
