Don't ring the death knell for green luxury condominiums here in Manhattan quite yet; construction is moving forward at 456 West 19th Street (between 9th and 10th Avenues) in West Chelsea. The 12-story project, designed and developed by Cary Tamarkin's New York City-based Tamarkin Company, will offer 22 duplex residential units across 12 floors ranging in size from 1100 to 3000 square feet. Tamarkin is aiming for an unspecified level of LEED certification; green features will include FSC-certified white oak flooring, multi-zoned air conditioning units, low-VOC paints and sealants, bicycle storage space, indoor air filtration, and low-E glass.
As you can see in the images below, the perpendicular design of the lower building podium (to be clad in black brick, echoing the neighborhood's industrial past) contrasts with the sweeping curves of the penthouse balconies above, which acknowledge the building's location adjacent to the Hudson. The interiors of each unit include steel industrial windows and were designed by Tamarkin to offer residents a modern take on early 20th century artists' studios. Tamarkin told New York Construction that he has "always been inspired by the architecture of the artists' studio buildings of the early twentieth century- both the aesthetic and the lifestyle- and for a long time I have wanted to do a building just like this one. Finally, I have found the right site in the right neighborhood at the right time."
The project broke ground back in August of 2007 and is on track for a spring 2010 completion. The project team also includes architects of record H. Thomas O'Hara, consulting engineers Dagher Engineering, construction manager T.G. Nickel & Associates, and construction lender Wells Fargo. (Note that T.G. Nickel is also the construction manager at Neil Denari's LEED Gold hopeful HL23 condos at West 23rd Street and 10th Avenue).
