GreenbergFarrow’s Fordham Place Offers Bronx Tenants Green Office Space

This 14-story, $120 million, mixed-use office and retail tower is the Bronx’s first new Class A office building in almost 20 years and is pursuing LEED certification from USGBC.

Developed by Acadia Realty Trust and P/A Associates, Fordham Place is a 14-story, $120 million, mixed-use office and retail complex in the Fordham section of the Bronx; the project is the first Class A commercial office building built in the Bronx in nearly 20 years. The 110,000-square-foot retail piece of the project opened in late 2008; anchor tenants include Best Buy, Walgreen’s, Sears, and Healthfirst. The project has already earned an unspecified level of precertification under USGBC’s LEED for Core and Shell option; Acadia and P/A are also seeking formal LEED certification, but no details are available on the project’s green features.

Architects GreenbergFarrow sought to preserve as much of the existing 86,000-square-foot, six-story structure that was formerly home to a Sears outlet and two floors of commercial office space. The project’s new office tower rises out of what was once a parking lot for that same Sears and offers 160,000 square feet of Class A office space. Recently, the School Construction Authority signed a 50,000-square-foot, 20-year lease at what is rumored to be $39 per square foot for the Jonas Bronck Academy, a middle school that was formerly located at Manhattan College. The Academy is the second tenant to sign on with Acadia and P/A; the U.S. Census Bureau took 8250 square feet earlier in January.

Fordham Place is located across the street from Fordham University’s Rose Hill campus at the corner of East Fordham Road and Webster Avenue. The Fordham Road shopping corridor is actually New York City’s third-largest retail shopping destination.
